Older homes and uneven floors
A new floor is only as good as the floor underneath it. In older houses, timber floors on stumps can have dips, humps or loose boards, and that matters more for some floors than others:
- Carpet is the most forgiving. It goes over sound boards on new underlay, and small undulations don’t show.
- Hybrid has a rigid core that bridges small dips, but the floor still needs to be reasonably flat and firm.
- 5mm vinyl plank and laminate need a flatter floor again, so more preparation may be needed.

Why is floor preparation quoted separately?
Because every subfloor is different. Some floors are ready as they are; others need levelling or other work before a hard floor can go down. We price it at the measure, once we’ve seen the floor, so it’s in your written quote before you decide.
Do you lay solid timber?
Yes, including over concrete slabs. We also supply and install engineered timber, with oak from $89/m² and Australian species about $130/m², and we’ll talk through which suits your home at the measure.
Will new carpet fit under my doors?
Usually, but a thicker carpet and underlay can catch on doors that sit low. If any doors need trimming, it’s quoted at the measure.
