Flooring for Frankston South homes
Frankston South runs from Olivers Hill and Mount Eliza across to Langwarrin, in the City of Frankston. It’s about 34 km by road from our Huntingdale showroom. Much of it is elevated, with Sweetwater Creek running down through linear parks, and it was built up mainly in the 1960s and 70s among heritage homes such as the Walter Burley Griffin-designed Gumnuts on Olivers Hill.
On a sloping block, many homes have a lower level built partly into the hill, and those rooms need a different approach.
Lower-level rooms on a slope
- Check for damp: rooms built against the slope can be cooler and damper. We check the floor at the measure, because moisture is the biggest risk for any new floor.
- Hybrid and 5mm vinyl plank resist water better than timber or laminate, so they suit rumpus rooms and lower-level living areas.
- Carpet makes a lower-level bedroom or media room warmer; solution-dyed nylon copes well with everyday use.
- Concrete floors may need a moisture barrier under a floating floor, and any levelling is quoted at the measure.

Frankston South flooring FAQs
Can timber go in a lower-level room?
If the floor is dry and stays dry, yes. Where there’s any doubt about moisture, hybrid or vinyl plank is the safer choice.
What if the lower floor feels damp?
Damp needs sorting out before any new floor goes down; a builder or plumber can find the cause. We’ll point it out at the measure.
Do you lay floors upstairs too?
Yes. Many homes have carpet upstairs and a hard floor below, with the stairs measured and quoted on site.
