Keeping the original skirting
Victorian homes often have tall, moulded skirting boards that are part of the house’s character. When a hard floor goes down, there are two ways to finish the edge:
- Remove and refit the skirting ($20/m² of floor). We take the original boards off, lay the floor and refit them, so there’s no extra beading. We don’t paint, so your painter touches up afterwards.
- Scotia or quad beading ($10/m²) covers the expansion gap without disturbing the skirting, but it adds a visible strip along the wall.

Questions about flooring in Windsor
Will a floating floor sound hollow?
On a good underlay it sounds solid underfoot. Hybrid has its underlay attached, and floating engineered timber goes on a $6/m² underlay. Glued-down timber sounds the most solid of all.
What is quad beading?
A small rounded moulding fixed along the bottom of the skirting to cover the gap floating floors need at the walls. It’s $10/m² of floor.
Can carpet go over old floorboards with gaps?
Yes. Carpet on new underlay covers small gaps between boards, which also cuts draughts from under the house.
