Older houses and new townhouses need different floors
Clarinda’s original houses mostly sit on timber floorboards over stumps, while the new townhouses are usually built on a concrete slab, often with a timber-framed upper floor. That difference matters when you choose a floor:
- On older floorboards, carpet goes straight over the boards with new underlay. For hybrid or engineered timber, the boards need to be sound and flat; we check them at the measure, and any preparation is quoted before you decide.
- On a slab, hybrid and engineered timber are popular downstairs because they’re easy to clean and stand up to busy family traffic.
- Upstairs bedrooms usually stay carpeted for warmth and quiet. Solution-dyed nylon is a hard-wearing choice for kids’ rooms; wool suits a main bedroom.

Clarinda flooring FAQs
Can you lay hybrid over the floorboards in an older Clarinda house?
Often, yes. Hybrid floats over the existing boards, so they need to be flat and firm without bounce. We check them at the measure, and if some boards need fixing or the floor needs levelling, that preparation is quoted before you go ahead.
Do I need to visit the showroom?
No. The mobile showroom brings the samples to you. If you’d like to see more, our Huntingdale showroom is about 6 km away and open by private appointment, Monday to Saturday.
