Carpet and flooring in Docklands
Docklands covers about 200 hectares of land and water immediately west of the CBD, on both sides of the Yarra, from Victoria Harbour and NewQuay to Yarra’s Edge, with Marvel Stadium and Southern Cross Station close by. It’s about 24 km by road from our Huntingdale showroom. The first residents moved in in 2002, and almost everyone who lives here lives in an apartment.
Its office buildings are the other half of the picture, and the first choice there is between carpet tiles and broadloom.
Carpet tiles or broadloom for an office?
- Carpet tiles ($35–$60/m² supply, $15/m² installed) suit open-plan floors: they’re laid in sections, a worn tile can be swapped, and they lift easily to reach services under raised floors.
- Broadloom (from $43.50/m² in solution-dyed nylon, installed at $11–$13.60/m²) gives a softer, seamless finish for boardrooms, reception areas and executive offices.
- Many offices use both: tiles in the work areas and broadloom in the meeting rooms.
- Timing: we install after hours or at weekends, floor by floor, and book lifts and loading docks with building management.

Docklands flooring questions
Which lasts longer in an office, tiles or broadloom?
Both are made for commercial traffic. Tiles have the edge over time, because worn or stained tiles in busy spots can be replaced without redoing the floor.
Do carpet tiles need underlay?
No. Commercial carpet tiles have their own backing and are glued down with adhesive, which is included in the $15/m² installation.
Can you work to a fit-out builder’s program?
Yes. We work with builders and fit-out companies, and we can supply only if your builder has their own installers.
