Flooring in Brighton North
Brighton North is the northern part of Brighton, around North Brighton station and the Bay Street shops, about 11 km by road from our Huntingdale showroom. Its streets run from Victorian and Edwardian cottages to large interwar homes and new architect-designed builds.
Our main Brighton page covers the rest of the suburb.
Renovating a Victorian or Edwardian house
Period homes in Brighton North often combine original front rooms with a modern rear extension. Getting the floors to work across both takes some planning:
- Front rooms: wool carpet in the bedrooms keeps the period feel; premium wool is about $110/m².
- Hallway: engineered timber or a hard-wearing wool carpet. We do our best to keep carpet joins out of hallways.
- Rear extension: engineered oak or an Australian species brings warmth to an open-plan kitchen and living room. Where the old and new floors meet, the transition needs planning, and we’ll talk it through at the measure.

Brighton North flooring FAQs
Can new timber in the extension meet the old floor at the same height?
Often, yes, but it depends on both floors. We check the heights at the measure and explain the options, from levelling to a neat threshold trim.
Do you lay engineered timber on both stumps and slab?
Yes. Over timber floors it’s usually floated on an underlay ($28/m² plus $6/m²); on a slab it can be floated or glued down ($35/m² plus $15/m² adhesive).
Do you cover the rest of Brighton?
Yes. See our Brighton page. We also cover Gardenvale, Elsternwick and Brighton East nearby.
