Patterson Lakes is a canal estate beside the Patterson River, built from the early 1970s on 324 hectares of former Carrum Swamp wetland, raised and laid out around artificial lakes. It’s about 22 km by road from our Huntingdale showroom. Many homes back onto the water, with marinas and moorings close by, Lakeview shopping centre and the Patterson River Country Club.

Floors for dining and entertaining
- Hard floors under the table: hybrid and engineered timber make chairs easy to move. Felt pads on the chair legs prevent scuffs.
- Rugs: if you add a rug under the table, make it big enough that the chairs stay on it when pulled out.
- Spills: hybrid wipes clean; with carpet in a dining room, solution-dyed nylon or wool lets you blot most spills away if you act quickly.
- Outdoor doors: a mat at the back door stops sand and grit tracking in from the deck or jetty.

Questions about flooring in Patterson Lakes
Does the dining room floor need to match the living room?
In open-plan homes, one floor through both looks best. In separate rooms, you can choose differently, with a trim at the doorway.
Will dining chairs scratch hybrid?
Hybrid’s wear layer resists everyday scratches, but grit under chair legs can still mark any floor. Felt pads and regular sweeping keep it looking new.
Do you lay floors in two-storey waterfront homes?
Yes, including the stairs. Carpet stairs are about $600 to install on an average staircase, and hybrid stairs $1,600 for 16 steps, plus the flooring.
