Quick answer

At CarpetAce, commercial carpet tiles cost $35–$60 per m², supply only, including GST, depending on the range. Installation is $15 per m², including adhesive, and we add 8% to the tile quantity for offcuts, so supplied and installed works out at about $52.80–$79.80 per m² of floor before floor preparation, which is quoted at the free measure. A 100 m² office comes to about $5,280–$7,980.

What you get for the price

The carpet tiles in our range come from Airlay, a Melbourne-based supplier, and we carry 17 of its ranges. There are two formats: 50 × 50 cm tiles and 25 × 100 cm planks, all in solution-dyed nylon, in loop and patterned loop textures. Most have a PVC backing with recycled content, and some ranges offer a cushion back for more give underfoot. Tiles can be laid quarter turn, brick or ashlar, and most of the plank ranges can also go down in herringbone.

The $35–$60 spread reflects the range you choose. When we bring the samples to your site, we’ll show you where each range sits so you can weigh look, feel and price together. You can browse the colours in our carpet tiles range.

Worked examples

These use the rates above. They’re a guide, not a quote: the final price depends on the layout, access to the building, the condition of the floor and the final measurements, all confirmed at the free measure.

Example 1: a 100 m² open-plan office

Item Calculation Cost (inc GST)
Carpet tiles 100 m² + 8% = 108 m² × $35–$60 $3,780–$6,480
Installation 100 m² × $15 $1,500
Total $5,280–$7,980

Plus floor preparation, quoted at the measure.

Example 2: a 250 m² office with old carpet and furniture

Item Calculation Cost (inc GST)
Carpet tiles 250 m² + 8% = 270 m² × $35–$60 $9,450–$16,200
Installation 250 m² × $15 $3,750
Take up and dispose of old carpet 250 m² × about $8 About $2,000
Furniture moving 250 m² × $8 $2,000
Total About $17,200–$23,950

Plus floor preparation, quoted at the measure.

Example 3: an 18 m² consulting room

Item Calculation Cost (inc GST)
Carpet tiles 18 m² + 8% = 19.44 m² × $35–$60 $680.40–$1,166.40
Installation 18 m² × $15 $270
Small-job charge Job under 20 m² $450
Total $1,400.40–$1,886.40

On a small room the $450 small-job charge makes up a large share of the price. If you have other areas to do, putting them in the same job usually takes it over 20 m².

What affects the cost

  • The range. Supply runs from $35 to $60 per m² depending on the range, and it’s the biggest single line in most quotes.
  • Floor preparation. Carpet tiles need a flat, clean, sound floor. Old adhesive, cracks, uneven concrete or patched areas can show through over time, so every carpet tile job is subject to floor preparation. We check the floor at the measure and quote what it needs.
  • Removing the old floor. Taking up and disposing of old carpet averages about $8 per m², and old carpet tiles are $15 per m². Ceramic tiles, timber or vinyl are quoted at the measure.
  • Furniture and access. Furniture moving is $8 per m². Lifts, loading areas, parking and working hours are all part of access, and we talk them through at the measure.
  • Layout. Columns, alcoves, borders and feature zones in a second colour change how many offcuts there are. The 8% allowance covers a typical layout, and we confirm the exact quantity at the measure.
  • Job size and building type. Jobs under 20 m² carry the $450 small-job charge. In apartment and body corporate buildings, any extra for access is quoted on request.

Carpet tiles or broadloom carpet?

Broadloom (wall-to-wall) carpet is priced off a roll, usually 3.66 m wide. Rooms wider than the roll need a join and a fill piece cut from another length, so the carpet you pay for is often well above the floor area. Carpet tiles only carry the 8% offcut allowance. On a large open floor that can bring tiles close to mid-range broadloom on total cost, even though the supply price per m² is higher. See our carpet prices in Melbourne to compare.

Frequently asked questions

Are your carpet tile prices GST inclusive?

Yes. Every price on this page includes GST: carpet tiles are $35–$60 per m² supply only, and installation is $15 per m², including adhesive.

Do carpet tiles need underlay?

No. Carpet tiles have their own backing, so there’s no separate underlay line in the price. Most of our ranges have a PVC backing with recycled content, and some offer a cushion back for more comfort underfoot.

Why do you add 8% to the tile quantity?

Tiles are cut at walls, columns and doorways, and the offcuts can’t always be reused. An 8% allowance covers a typical layout. We confirm the exact quantity once we’ve measured.

Can I order carpet tiles supply only?

Yes. We supply trade and wholesale customers as well as installing. Supply-only orders pay the tile price only, without the small-job charge.
